Both ranked against 60 quarters · as of the quarter ending 31 March 2026. The two frames agree here because both components enter the index as read.
1What It Measures

Demographic Demand Conditions is one of six component branches of the APN Investment Conditions Index™ (24700). It reports population-driven housing demand pressure nationally through two components: Population Growth (24731), which reads the rate of change in the estimated resident population, and Migration Flows (24732), which reads net overseas migration.

This is a national time-series index, not a geographic one — only the current reading is shown; there is no locality distribution or map for this node.

The March quarter 2026 reading, +0.8372σ, ranks 84.7 against 60 quarters and sits inside the normal range of −0.7682σ to +1.1710σ. The highest ranked reading was +2.5500σ in the March quarter 2023, and the lowest −2.7773σ in the September quarter 2020. Both components are original series that peak in the March quarter each year, which accounts for the alternating pattern. The position is the intensity reading.

4Reading the Pattern

Signed, the node reads 84.7, in the upper fifth of its own recorded range, ranked against the 60 quarters in which both components are simultaneously present. Its intensity reading is the same, because both components enter the index as read. Population Growth (24731) reads 76.3 and Migration Flows (24732) reads 86.7 on both frames, each against its own recorded history — the branch reading sits between them. Both inputs run highest in the March quarter each year, when international student arrivals concentrate, so most of the rise from the December quarter is seasonal. Against earlier March quarters, demographic demand pressure is the weakest since 2021.

5Methodology & Disclosed Caveats
  • Component overlap disclosed. The two components share an input by derivation — net overseas migration is itself a component of estimated resident population growth — and read a correlation of 0.9504 over their common history. Equal weight is retained so that one concept carries one voice; the overlap is disclosed rather than weighted away.
  • Seasonal pattern disclosed. Both inputs enter as published by the ABS, without seasonal adjustment. The March-quarter reading has exceeded the preceding December-quarter reading in every year since 2012, so each reading is best compared with the same quarter of earlier years.
  • Cross-quarter blending at the parent level — this branch references its own most-recent full-coverage quarter; the other five branches are not all as-of the same calendar quarter, by design. See the APN Investment Conditions Index™ (24700) for the full disclosure.
7Certification
APN Codex Node 24730 — Certified
  • Certified as a component branch of the APN Investment Conditions Index™ (signed reading: 84.7458; intensity reading: 84.7458, certified 10 September 2026; recomputed 17 September 2026 on ABS March quarter 2026 population data and a corrected migration series)
  • Both components independently certified and included at equal weight
  • Component-overlap and seasonal-pattern caveats disclosed above, not hidden in a footnote
