1Node Definition

Demographic Analysis (21400) reads the demographic forces behind housing demand through the APN Aggregate Demographic Index™: a weighted composite of how fast the population is growing, how fast it is ageing, how many households are forming and how fast older residents are rising relative to households. Each component reads a rate of change, standardised against its 2011–2025 history.

Known limitations

Measure change, October 2026. Until October 2026 the components read levels — the population, the dependency ratio and older residents per household — which rise with the calendar, so the index stood high largely because of the date. All four now read rates, and the index was recomputed on them with its weights unchanged; the lower reading reflects that change of measure, not a change in conditions. The components respond to migration in opposite directions: a migration surge raises population growth and household formation but slows ageing, and the ageing-related components carry 60% of the weight, so the index partly offsets itself. The household count is modelled, not measured between Censuses: population multiplied by the share living in private dwellings and divided by average household size, both taken from ABS Household and Family Projections. Each edition’s base-year estimate (June 2011, 2016 and 2021) is used as an anchor and interpolated by quarter, and the 2021-based projection is followed from June 2021. Recent quarters therefore rest on the projection’s assumptions; the 2026 Census, published from 2027, will re-anchor them.

5Analytical Interpretation

At +0.0167σ (Q1 2026), the index sits close to its 2011–2025 average. Position. 62.1, ranked against 59 quarters since September 2011. Population growth (1.43% over the year) and household formation (157,272 households) are slightly below their averages; ageing is at its usual pace; older residents are rising slightly faster than households.

The index was highest in September 2020 (+0.7106σ), when the closed border slowed population growth and household formation but sped up ageing, and lowest in June 2023 (−0.5538σ), when the migration surge reversed each of those. Since 2023 it has risen steadily back to its average.
