description: "Brookfield Asset Management (BAM) reported strong Q2 results, with fee-related earnings up 16% year-over-year, driven partly by its Australian property portfolio. Key highlights include the $2.4 billion sale of Aveo Group, a major senior living platform, and the $2 billion sale of a stake in Patrick Terminals, a container terminal operator. For Australian property professionals, these moves signal important trends. The Aveo Group sale underscores the continued demand for senior living facilities, presenting opportunities for developers and investors catering to an ageing population. The Patrick Terminals transaction highlights the critical role of efficient logistics infrastructure, suggesting ongoing demand for modern warehouses and distribution centres, particularly with the growth of e-commerce. BAM's focus on decarbonisation, deglobalisation, and digitalisation presents both opportunities and challenges. The push for sustainable buildings will require Australian architects, designers, and builders to adopt new practices and materials, such as mass timber and smart building management systems. With $128 billion in uncalled fund commitments, BAM's strategic investments in these areas could significantly impact the Australian property landscape, creating potential partnerships and driving innovation in the built environment."

# Brookfield’s Aussie Property Portfolio Powers Strong Q2

## Brookfield's Aussie Property Portfolio Powers Strong Q2

Brookfield Asset Management (BAM) has announced strong second quarter results, driven in part by activity within its Australian property portfolio. The global asset manager, headquartered in New York, reported fee-related earnings up 16% year-over-year, and 18% over the last 12 months, according to a company press release.

President of Brookfield Asset Management, Connor Teskey, stated that the second quarter results highlight the continued momentum and strength of their business, with fee-related earnings up 16% and distributable earnings up 12%. Teskey also noted that BAM has announced sales of over $55 billion of assets to date in 2025, demonstrating the robust demand for great businesses in sectors where they hold leadership positions.

### Key Financial Highlights

- Fee-related earnings increased 16% to $676 million, or $0.42 per share, compared to the prior year period, largely due to $97 billion of fundraising over the past 12 months.
- Distributable earnings increased 12% to $613 million, or $0.38 per share, compared to the prior year period, due to growth in fee-related earnings, partially offset by the impact of cash taxes.
- Net income attributable to BAM totalled $620 million for the quarter, up 25% from the prior year period, primarily due to fee-related earnings growth.
- Fee-bearing capital reached $563 billion at the end of the second quarter, up 10%, or $49 billion over the last 12 months.

### Australian Asset Monetisation

Brookfield's activity in monetising assets included the sale of Aveo Group, a market-leading senior living platform in Australia, for $2.4 billion. Also, a stake in Patrick Terminals, a container terminal operations business in Australia, was sold for $2 billion, according to the company.

### Decarbonisation, Deglobalisation and Digitalisation

Teskey noted that the secular trends of decarbonisation, deglobalisation, and digitalisation continue to accelerate. BAM is extending its leadership by forming large-scale, proprietary investment partnerships with governments, corporates and institutions. These themes are driving significant investment activity and fundraising momentum, positioning BAM to deliver strong long-term value for both its clients and its shareholders.

BAM agreed with Google to a first-of-its-kind Hydro Framework Agreement to deliver up to 3000 MW of carbon-free hydroelectric capacity across the United States. This framework represents the world’s largest corporate clean power deal for hydroelectricity. BAM also announced an agreement in Sweden to invest up to $10 billion to build next-generation digital infrastructure, supporting the growth of Artificial Intelligence (AI) and advanced computing in the country.

### Implications for Australian Property Professionals

Brookfield's focus on decarbonisation, deglobalisation and digitalisation presents opportunities and challenges for Australian property and construction professionals. The increasing demand for sustainable and technologically advanced buildings requires architects, designers, and builders to upskill and adopt new practices. For example, the focus on decarbonisation may drive increased adoption of sustainable building materials, such as mass timber and recycled concrete, and energy-efficient technologies, such as solar panels and smart building management systems.

The sale of Aveo Group highlights the ongoing demand for senior living facilities in Australia, driven by the country's ageing population. Developers and investors may see opportunities in this sector, but will need to consider the specific needs and preferences of senior residents, such as accessibility, safety, and community amenities.

The sale of a stake in Patrick Terminals reflects the importance of efficient logistics and supply chain infrastructure in Australia. As e-commerce continues to grow, there will be increasing demand for modern warehouses and distribution centres, particularly in urban areas. This trend may drive innovation in warehouse design and construction, such as the adoption of automation technologies and vertical storage solutions.

Brookfield Asset Management had a total of $128 billion of uncalled fund commitments as of June 30, 2025. Currently, $54 billion are not earning fees but will earn approximately $540 million of fees annually once deployed, according to the company.
