### 36320  —  Commercial & Industrial Valuation

Valuation for Different Property Types (36300)

1
#### Overview

Node 36320 addresses the valuation of commercial and industrial property — office, retail, and industrial assets — held predominantly for income-producing purposes rather than owner-occupation. Commercial and industrial valuation differs materially from residential valuation in its evidentiary basis: rather than relying primarily on comparable sales of similar dwellings, the valuer typically derives an opinion of value from the income the asset is capable of generating, supported by market rental and yield evidence drawn from comparable investment transactions.

The income capitalisation method and the discounted cash flow method are the principal approaches applied to commercial and industrial property, each converting an assessment of current or projected net income into a capital value by reference to a market-derived capitalisation rate or discount rate. The direct comparison method retains a supporting role, particularly for owner-occupied industrial premises or smaller commercial assets where comparable sales evidence is available, but income-based methods predominate for institutional-grade and investment-held assets.

This node is intended for valuers, institutional investors, lenders, and asset managers requiring an opinion of value in respect of office, retail, or industrial property, applying the general methodology addressed in node 36100 and the professional standards addressed in node 36200 to the commercial and industrial context specifically.

2
#### Scope & Boundaries

This node addresses the application of valuation methodology to commercial and industrial property, including the primacy of income-based approaches and sector-specific considerations such as lease structure, tenant covenant strength, and market rental assessment. It does not address general valuation methodology in the abstract, addressed in the 36100 sub-series, or the professional standards and reporting framework applicable to all sectors, addressed in the 36200 sub-series.

It does not address the valuation of residential, rural, or specialised property, addressed respectively in nodes 36310, 36330, and 36340, nor the assessment of commercial and industrial lease terms as a matter of leasing law, addressed in APN's separate property law content.

Scope Note
This node describes the general application of valuation practice to commercial and industrial property as at the time of writing. The specific method, capitalisation rate, and evidence base applicable to an individual asset should be confirmed against current market transaction evidence and the terms of the valuer's instruction.

3
#### Key Concepts

Income Capitalisation Method
The valuation approach that converts a property's net market income into a capital value by applying a market-derived capitalisation rate, forming the predominant method applied to income-producing commercial and industrial assets.

Market Rental Assessment
The valuer's opinion of the rent a property could reasonably command if let on the open market as at the valuation date, forming the income basis for capitalisation where a property is vacant, owner-occupied, or let below market rent.

Capitalisation Rate
The rate of return, derived from analysis of comparable investment sales, applied to a property's net income to arrive at a capital value, reflecting the market's assessment of the asset's risk, location, and income security.

Tenant Covenant Strength
An assessment of a tenant's financial capacity to meet its lease obligations over the lease term, materially influencing the capitalisation rate and therefore the assessed value of a tenanted commercial or industrial asset.

5
#### Practical Application

Commercial and industrial valuation practice is calibrated to the income profile and tenancy structure of the subject asset.

| Scenario | Application | Outcome |
| -------- | ----------- | ------- |
| An institutional investor acquires a leased office building | The valuer applies the income capitalisation method using market rental and capitalisation rate evidence from comparable investment sales | The valuation supports the investor's acquisition due diligence and pricing decision |
| A bank requires security valuation for an industrial warehouse loan | The valuer assesses market rental and applies an appropriate capitalisation rate having regard to tenant covenant strength | The valuation supports the lender's loan-to-value ratio assessment |
| A fund manager revalues a retail shopping centre for periodic portfolio reporting | The valuer applies the discounted cash flow method incorporating lease expiry and re-leasing assumptions | The revaluation supports the fund's net asset value reporting obligations |
