### 36300  —  Valuation for Different Property Types

Components: 4 · Property Valuation (Technical) (36000)

1
#### Overview

Node 36300 addresses the application of valuation methodology and professional standards to the principal property sectors recognised in Australian practice: residential, commercial and industrial, rural and agricultural, and specialised assets. While the fundamental methodology and professional framework addressed in nodes 36100 and 36200 apply consistently across all property types, the practical selection of method, the relevant evidence base, and the specific considerations a valuer must address differ materially between sectors.

The series is organised into four sub-series, each addressed in a subordinate node: residential valuation, covering houses, units, and other dwellings acquired predominantly by owner-occupiers and residential investors; commercial and industrial valuation, covering office, retail, and industrial assets valued predominantly by reference to income and market evidence; rural and agricultural valuation, covering pastoral, cropping, and other agricultural land where productive capacity is a central consideration; and specialised asset valuation, covering property types for which limited market evidence exists and cost or specialised income methods predominate.

This node serves as a navigational and definitional entry point for parties requiring an understanding of how valuation practice adapts to the property type under consideration, directing the reader to the more detailed subordinate node addressing each sector.

2
#### Scope & Boundaries

This node addresses the structure of the sector-specific valuation sub-series and the general proposition that methodology selection and evidentiary considerations vary by property type. It does not itself set out general valuation methodology, addressed in node 36100, or the professional standards and reporting framework applicable across all sectors, addressed in node 36200.

It does not address market pricing dynamics or the analysis of prevailing conditions in a given property sector, which is addressed in APN's separate market analysis content.

Scope Note
This node provides a structural overview of the sector-specific valuation sub-series as at the time of writing. The specific method, evidence base, or sector consideration applicable to a given valuation should be confirmed against the detailed subordinate node and current market evidence.

3
#### Key Concepts

Residential Valuation
The valuation of dwellings — houses, units, and townhouses — acquired predominantly by owner-occupiers and residential investors, typically relying on the direct comparison method with recent comparable sales evidence, addressed in node 36310.

Commercial & Industrial Valuation
The valuation of office, retail, and industrial assets held predominantly for income-producing purposes, typically relying on the income capitalisation or discounted cash flow approach supported by market rental and yield evidence, addressed in node 36320.

Rural & Agricultural Valuation
The valuation of pastoral, cropping, and other agricultural land, requiring consideration of productive capacity, water access, and commodity-specific evidence in addition to standard comparison and income evidence, addressed in node 36330.

Specialised Asset Valuation
The valuation of property types for which limited comparable market evidence exists, such as purpose-built or single-use assets, typically requiring the cost approach or specialised income modelling, addressed in node 36340.

-

State Valuers-General
(state-based, for example the Valuation of Land Act 1916 (NSW) and equivalent legislation in other states) establishes the statutory basis for sector-wide valuations conducted for rating and land tax purposes.

-

Corporations Act 2001 (Cth)
Australian Securities and Investments Commission
Imposes independent valuation requirements applicable across property types held by entities subject to takeover or related party transaction provisions.

-

Foreign Acquisitions and Takeovers Act 1975 (Cth)
Foreign Investment Review Board
Is relevant to the valuation evidence required in support of foreign investment applications, particularly for rural and agricultural land.

5
#### Practical Application

The evidence base and analytical emphasis a valuer applies shift materially with the property sector under consideration.

| Scenario | Application | Outcome |
| -------- | ----------- | ------- |
| A lender requires a valuation to support a home loan | The valuer applies residential valuation methodology addressed in node 36310 | The valuation reflects evidence and considerations specific to the residential market |
| An investor acquires an industrial warehouse | The valuer applies commercial and industrial valuation methodology addressed in node 36320 | The valuation reflects sector-specific income and yield evidence |
| A foreign investor proposes to acquire a rural landholding | The valuer's assessment references the rural and agricultural valuation considerations addressed in node 36330 | The valuation supports the evidentiary requirements of the relevant foreign investment application |
