# 24740 – Supply Pipeline Conditions

APN Codex Node 2474024700 Series — Investment ConditionsCertified

### Supply Pipeline Conditions

Signed Reading
60.7
Which way conditions lean, once each component is signed for or against investment.

Intensity Reading
98.4
How far conditions sit from their own historical centre, without regard to direction.

Both ranked against 62 quarters · as of the quarter ending 30 June 2026 (most recent full-coverage quarter)

1What It Measures
Supply Pipeline Conditions is one of six component branches of the **APN Investment Conditions Index™ (24700)**. It reports the construction pipeline nationally through four components: Approvals Flow (24741), Commencements (24742), Work In Progress (24743) and Pipeline Congestion (24744).

This is a **national time-series index**, not a geographic one — only the current reading is shown; there is no locality distribution or map for this node.

2Composite Construction

| Component | Node | Weight |
| --------- | ---- | ------ |
| Approvals Flow | 24741 | 25% |
| Commencements | 24742 | 25% |
| Work In Progress | 24743 | 25% |
| Pipeline Congestion | 24744 | 25% |

Each component carries equal weight, and the composition renormalises across the components present in any given quarter. The value-of-work-yet-to-be-done input reaching Pipeline Congestion (24744) is deliberately the **total-building** measure, residential and non-residential combined, rather than the residential-only measure used in the 21500 series — a scoped choice for an investment-conditions reading, not an unresolved inconsistency.

Each component below carries its own certified reading, ranked against its own recorded history. The large figure is the signed position; the intensity position and ranking basis follow beneath it.

3Current Reading in Context

Components · Signed And Intensity Position Of Own History
The Four Components, Each Against Its Own Recorded History

Each axis runs from 0 to 100 and shows one component's own position, measured against that component's own history — not against the others. The gold shape is the signed reading, which counts each component for or against investment; the grey dashed outline is the intensity reading, how far each component sits from its own historical centre without regard to direction. Where a component enters the index negated, its two readings mirror each other about the midpoint. The order of the axes is presentational, and the area enclosed by the shapes carries no meaning.

5Reading the Pattern
Signed, the branch reads 60.7. Pipeline Congestion (24744) enters negated, a more congested pipeline being an adverse condition for investment, and on that frame it reads the lowest of its own recorded range, while the other three components, each above its own centre, outweigh it. On intensity the branch reads 98.4, ranked against the 62 quarters in which all four components are simultaneously present: only the September quarter 2016 sat further from the branch’s historical centre. On that frame Work In Progress (24743) and Pipeline Congestion each read the highest of their own recorded ranges, with Approvals Flow (24741) at 89.5 and Commencements (24742) at 89.1 — a pipeline that is full at every stage rather than elevated at one.

6Methodology & Disclosed Caveats

**Four equal-weighted components, drawn from the same two ABS collections** (8731.0 approvals, 8752.0 building activity) — the components are correlated by construction, since they read successive stages of one pipeline, so this branch reports one source's view of that pipeline rather than triangulating independent sources.
- **Cross-quarter blending** at the parent level — this branch references its own most-recent full-coverage quarter; the other five branches are not all as-of the same calendar quarter, by design. See the APN Investment Conditions Index™ (24700) for the full disclosure.

7Other Components
The other five components of the APN Investment Conditions Index™ (24700). Each is independently certified and enters that index at equal weight.
