# 24710 – Financing & Volatility Conditions

APN Codex Node 2471024700 Series — Investment ConditionsCertified

### Financing & Volatility Conditions

Signed Reading
48.3
Which way conditions lean, once each component is signed for or against investment.

Intensity Reading
69.0
How far conditions sit from their own historical centre, without regard to direction.

Both ranked against 30 quarters · as of the quarter ending 30 June 2026 (most recent full-coverage quarter)

1What It Measures
Financing & Volatility Conditions is one of six component branches of the **APN Investment Conditions Index™ (24700)**. It reports the financing environment facing property investment along two lines: the **level** of borrowing costs and credit, and the **movement** in rates, inflation and the exchange rate. Six components carry those two properties, three of each, so neither is reported under the name of the other.

This is a **national time-series index**, not a geographic one — only the current reading is shown; there is no locality distribution or map for this node.

2Composite Construction

| Component | Node | Weight |
| --------- | ---- | ------ |
| Cost of Capital | 24711 | 16.7% |
| Credit Flow | 24712 | 16.7% |
| Lending Standards | 24713 | 16.7% |
| Interest-Rate Volatility | 24714 | 16.7% |
| Inflation Volatility | 24715 | 16.7% |
| Exchange-Rate Volatility | 24716 | 16.7% |

Each component carries equal weight, and the composition renormalises across the components present in any given quarter. The rate, yield and lending-standards inputs reaching this node are shared with Interest Rates (21210) — mapped once and reused across branches rather than separately re-acquired.

3Components
Each component below carries its own certified reading, ranked against its own recorded history. Cost of Capital, Credit Flow and Lending Standards report the level of borrowing costs and credit; the three volatility components report movement in rates, inflation and the exchange rate.

**Readings are taken at different quarters.** Each component publishes its own most recent full-coverage quarter, while the contribution it makes to this node is taken at the latest quarter in which every component is simultaneously present. A component's own figure and its contribution here are therefore drawn from different quarters and are not expected to reconcile arithmetically.

Signed And Intensity Position Of Own History
The Six Components, Each Against Its Own Recorded History

Each axis runs from 0 to 100 and shows one component's own percentile, measured against that component's own history — not against the others. The gold shape is the signed reading, which counts each component for or against investment; the grey dashed outline is the intensity reading, how far each component sits from its own historical centre without regard to direction. Where a component enters the index negated, its two readings mirror each other about the midpoint. The order of the axes is presentational, and the area enclosed by the shapes carries no meaning.

5Reading the Pattern
The signed reading of 48.3 places the node just below the middle of its own recorded range, and the intensity reading of 69.0 places it above the middle of that range. Both are ranked against the 30 quarters in which all six of its components are simultaneously present. That window opens in the first quarter of 2019 and is set by Lending Standards (24713), whose input is the shortest of the six.

6Methodology & Disclosed Caveats

**Six equal-weighted inputs across two regulators.** Rate-and-yield inputs (RBA) and lending-exposure inputs (APRA) are correlated by construction — both move with the same monetary-policy cycle — so this reads one macro-financial dimension from six angles rather than fully independent evidence.
- **Short baseline on one input.** The high-DTI lending ratio (APRA QPEX), which reaches this node through Lending Standards (24713), is published only from 2019, so it carries 28 quarterly observations inside the 2011–2025 baseline window — below the platform's minimum. It is retained as an input with this disclosure rather than dropped or re-anchored. It also sets this node's full-coverage ranking window, which runs from the first quarter of 2019.
- **Baseline-convention update, August 2026:** one of this node's six inputs (the RBA cash rate series) moved to a corrected quarterly-resampling convention as part of a broader methodology refinement. That input now reaches this node through Cost of Capital (24711) rather than directly, and the corrected convention carries through unchanged.
- **Cross-quarter blending** at the parent level — this component references its own most-recent full-coverage quarter; the other five 24700 sub-components are not all as-of the same calendar quarter, by design. See node 24700 for the full disclosure.
