# 11170 – Marketing Strategy & Planning

Professional Development Series

### 11170  —  Marketing Strategy & Planning

1
#### Overview

The other seven entries in this branch each cover a specific piece of an agent's marketing activity — generating leads, building a personal brand, staying compliant, managing the client relationship. This entry sits above all of them: it's about how those pieces are planned, sequenced, and budgeted together into a coherent whole, rather than pursued as disconnected tactics.

A marketing strategy, in practical terms, is a small number of deliberate decisions made in advance — which audience segments to prioritise, which channels to invest in, how much budget and time each gets, and how success will be measured — that then guide day-to-day activity. Agents without an explicit strategy still make these decisions, just implicitly and inconsistently, which tends to produce activity that looks busy but doesn't compound.

#### Scope & Boundaries

**This entry covers:**

- Marketing budget allocation and channel mix
- Campaign planning and sequencing
- Marketing performance measurement (ROI, cost-per-lead)
- Vendor-paid vs. agent-funded marketing decisions

**This entry does not cover:**

- The individual lead-generation channels being planned across → addressed in Lead Generation (11110)
- The specific compliance rules governing any given piece of marketing → addressed in Advertising & Marketing Compliance (11140)
- Personal brand identity and positioning, as distinct from campaign-level planning → addressed in Agent Branding & Positioning (11150)
- Agency-wide business and financial planning beyond the marketing function → addressed in Business Planning & Financial Management (11610)

Scope Note
This entry is part of APN's Agent Resources & Business series — original professional-development content, distinct from APN's market-data nodes (21000+) and proprietary indices (24000+).

#### Key Concepts

Channel Mix
The deliberate allocation of marketing effort and budget across available channels — portals, social, letterbox, referral, sponsorship — rather than concentrating on a single channel by default or spreading evenly without regard to which channels actually perform for a given agent's market.

Cost Per Lead (CPL)
Total marketing spend divided by the number of leads produced, tracked per channel so an agent can see which channels are actually efficient rather than relying on impression — a channel that feels effective isn't always the one that's cheapest per genuine lead.

Vendor-Paid Advertising (VPA)
Marketing spend for a specific listing that's funded by the vendor rather than the agency, typically negotiated as part of the listing agreement — distinct from an agent's own personal marketing budget, and governed by its own disclosure obligations to the vendor.

Marketing Calendar
A forward-planned schedule of campaigns, content themes, and seasonal activity, built in advance rather than decided week-to-week — the practical tool that turns a strategy into a sequence of concrete actions with dates attached.

Return on Marketing Investment (ROMI)
The revenue attributable to marketing spend, measured against that spend — the strategic-level counterpart to cost-per-lead, used to judge whether the overall marketing program is paying for itself, not just which individual channel is cheapest.

Seasonal Planning
Adjusting marketing intensity and messaging to the market's natural seasonal rhythm — the pre-spring listing push, the pre-Christmas slowdown — rather than running a flat, undifferentiated marketing program year-round.

#### Regulatory & Legal Framework

Every individual piece of marketing produced under a strategy still has to comply with the rules covered in Advertising & Marketing Compliance (11140) — strategy-level planning doesn't create any separate compliance layer of its own, but it is the point at which compliance should be designed in from the start rather than checked only at the point of publication. Vendor-paid advertising specifically carries its own disclosure obligation: the agreement setting out what the vendor is funding and on what terms should be documented in writing as part of the listing agreement, consistent with the general standard of transparency expected of an agent's fiduciary duty (covered in Agency Law, 11410).

Marketing spend and budget decisions themselves are a business-management matter rather than a specifically regulated one, but where marketing budgets sit within a broader trust or agency financial structure, they should be handled consistent with the standards covered in Business Planning & Financial Management (11610).

5
#### Practical Application

##### Setting the Budget Before the Tactics

The practical starting point for a workable strategy is deciding the total marketing budget and its rough channel split before committing to individual tactics, not after — agents who work the other way round tend to end up with spend that follows whatever's easiest to buy rather than what the plan actually needs.

##### Tracking What Actually Converts

Cost-per-lead only becomes useful if it's tracked consistently, which in practice means tagging or asking about lead source at the point of contact and recording it in the CRM (see CRM Platforms, 11310) — without that discipline, channel-mix decisions end up based on impression rather than evidence, and the same underperforming channel tends to get re-funded year after year out of habit.

##### Common Mistakes

The most common mistake is treating marketing spend as a single undifferentiated pool rather than tracking it by channel, which makes it impossible to know what's actually working. A second is planning campaigns reactively, week to week, rather than working from a calendar set months in advance. The third is chasing the newest channel or platform without first confirming the fundamentals — a clear position, compliant advertising, a working lead-capture process — are already in place to make that new channel worth the investment.
